One of the oldest tricks in the book is the “Pricing Game” yes that's right The Price is Right, or so you think. Agents know that sellers want to maximize their dollar and get the highest possible price for the listing. So when agents know that they are competing for a listing, they will do an evaluation on the home and add "a few dollars" to it to ensure they have the numbers that will sway the seller by value. In a couple of weeks the price will be reduced anyway because of lack of activity.
Don’t be fooled by the agent that wants to price your home higher than the others. Always ask for proof, and why they think they can sell your home for a higher price than the other agents. Picking an agent based on their over-inflated list price recommendation is one of the two worst decisions you can make.

Each real estate agent has their own marketing techniques & advertising budget. By choosing an agent with a good advertising budget, you'll gain greater exposure to a larger buyer pool-which in turn leads to better chances of a good offer. If the only benefit an agent offers you is a cheap fee, ask yourself why. The difference between an agent who charges 4% and 5% is 1%. Ask yourself how you come out ahead if your price ends up being reduced by 2% because you chose a lower-fee agent who could not afford to properly market your home!!!! Picking an agent based on their discounted fee is the second worst decisions you can make.
